Accountability through Asset Management
Merlot Residential Australia (MRA) is a full service real estate agency focusing on investment property sales and asset (property) management of all Merlot homes. MRA only manages Merlot client homes.
On completion of each Merlot home, MRA becomes the exclusive tenant and dedicated turnkey asset manager providing a passive property portfolio (P3) for each client across Australia. Part of our role is to create and maintain sustainable residential communities which help build futures for our clients, our tenants and the local region.
MRA manages nearly $200 million worth property and more than 1,000 tenants across Southeast Queensland. The Merlot rental pool is managed by a team of experience asset managers who alongside MRA support personnel keep our properties in excellent condition through a process which includes but is not limited to:
- Ongoing quarterly inspections and reports on each home under management,
- Coordination of routine repairs and maintenance on homes as required,
- Coordination of services agreements for home inclusions and pest as required,
- Insurance claims management through Terri Scheer Insurance,
- Rental pool open homes and lettings,
- Thorough tenancy application checks and approvals in accordance to RTA legislation,
- Ongoing communication, mediation and management of tenants,
- Investment property sales and disposals,
- Client/owner representation on all matters about properties,
- Ongoing administration of management duties in accordance to RTA and REIQ legislation and the Merlot Property Management Agreement (charter) with our clients.
Because of Merlot’s unique service offering we carry a contingent liability on each Merlot home. As such we screen all potential tenants to ensure that each home will be treated as if it were our own.
If you are interested in tenanting a Merlot home you will have:
- An excellent track record as a tenant with references from previous landlords and property managers,
- Proven ability to maintain rental payments for the term of the tenancy agreement,
- A strong desire to maintain the home in excellent working order and abide by the terms and conditions of the Merlot Tenancy Handbook,
- Ties to the community including employment, children at local child care and schools and be a good citizen.
